Permit-Ready Construction Drawings (Step 2) 

We handle the technical side of design with detailed construction and permit-ready drawings that meet the Ontario Building Code. Once we have your preliminary design drawings, you are ready to move from concept to construction with no surprises.

Includes: Detailed/dimensioned floor plans, elevations, section, details, site plan, OBC compliant with BCIN signature, 11x17 PDF electronic set

Renovations & Addition Design 

Whether you're reimagining an existing space or expanding your home, this package is designed to guide your project with clarity and intention. We begin by documenting the current layout, then develop thoughtful design solutions that enhance flow, function, and style—seamlessly blending new elements with the original structure. From spatial planning to exterior integration, we provide the architectural drawings and design direction you need to move confidently into construction.

Includes: Site visit & measure of existing space, as-built drawings, proposed plans, exterior design integration and elevations (if applicable), required sections and details, final permit-ready drawing set 11x17 PDF

Our initial design consultations (in-person or virtual) is the first step to transforming your space. We will discuss your vision, review your plans, and chat about what service best suits your project. ​Also suitable for clients who need guidance on choosing finishes, reviewing floor plans, or looking for professional advice.
